Northeast B.C. real estate post second quarter decline

Fort St John and Fort Nelson real estate markets have shown a decline in the most recent quarter by the B.C. Northern Real Estate Board.

However, when compared to the first six months of 2024, both municipalities saw an increase in the number of properties sold, as well as the average price. 

The real estate board said 486 properties were listed for purchase through the MLS real estate system in Fort St John, 352 of those properties sold for a combined $135.3 million in the first six months of this year. 

Of the 352 properties sold, 158 were single-family homes that took, on average, 47 days to sell. The median selling price for a single-family home in this city was $393,750. 

Fort Nelson saw 29 properties change hands, out of 111 listings, for a combined $6.7 million in the same period. 13 single-family homes were sold in Fort Nelson, and half sold for less than $180,000. On average, single-family homes spent 76 days on the market.  

The northern region saw $1 billion in total sales within the first half of this year, according to the BCNREB. 

Their report is limited to properties sold through realtors – statistics from properties privately sold by the owner were not included.
