Public hearing set on proposed zoning, official community plan changes

The City of Fort St. John is inviting residents to have their say on proposed changes to the city’s Official Community Plan and zoning bylaw.

A public hearing is scheduled for Monday, July 13 at 6 p.m. at City Hall, where residents can provide feedback on the proposed amendments.

The proposed changes were introduced during the June 22 council meeting, where council gave first and second readings to Zoning Amendment Bylaw No. 2630, 2026, and Official Community Plan Amendment Bylaw No. 2631, 2026.

The amendments are connected to an application from Northern Legendary Construction, which is proposing to build a 66-unit manufactured home park at 8007 81 Ave.

The application requests a change to the property’s Official Community Plan designation from mixed residential to manufactured. It also proposes changing the zoning designation from RM-2 multiple-dwelling housing to R-3 manufactured home park.

The city said copies of the proposed bylaws and related documents are available for residents to review at City Hall weekdays between 8:30 a.m. and 4:30 p.m.

Residents who want to provide written feedback can submit comments in person at City Hall or email legislativeservices@fortstjohn.ca by Friday, July 10. Written submissions received before the deadline will be shared with council for consideration.

Residents will also have the opportunity to speak directly to council or provide handwritten submissions during the public hearing.

For more information about the proposed amendments, residents can contact planner I Fabio Bello at fbello@fortstjohn.caor call 250-787-8044.
